Building Permits are required to ensure that buildings are constructed in compliance with the Building Code of Australia, the Building Act 1993, and the Building Regulations 2018. They serve several purposes, including:
• Compliance – ensuring buildings meet safety and amenity standards.
• Documentation – providing an independent review of all plans and structural details.
• Verification – confirming practitioners are registered and insured.
• Legal requirement – undertaking works without a permit is an offence that can result in large fines.
Building Surveyors are registered building practitioners with the Victorian Building Authority; they assess all documentation related to building permits, conduct building inspections and issue building permits.
Building Permits are issued by Building Surveyors who hold a current and relevant registration.
A Registered Building Surveyor reviews your application to confirm compliance with the Building Act, safety standards and energy requirements. Once satisfied, they issue your permit and construction may commence.

If we have received all documentation and do not require any further information, the building permit is issued as soon as the Victorian Building Authority allocates a permit number.
Residential works: the permit must be used within 12 months of the issue date and construction completed within 24 months.
Swimming pools and fences: the permit must be used within 12 months and construction completed within 6 months.
In certain circumstances, a building permit may be extended, provided you apply for the extension before the current permit lapses.
A Building Permit authorises construction. An Occupancy Permit or Certificate of Final Inspection confirms a building is allowed to be occupied; if required, you must apply before moving in.
